Why Monsoon Prep Matters in Tucson
Tucson's monsoon season doesn't give much warning. A storm can develop in hours and deliver 3 inches of rain in 30 minutes. The homes that sustain the least damage are the ones where owners identified and fixed vulnerabilities before the season started — not after the first storm revealed them.
Roof Inspection — Do This in May
- Foam roofs: Walk the surface or hire a foam roofing contractor to inspect for cracks, voids, exposed seams, and deteriorated coating. Foam roofs without adequate elastomeric coating are vulnerable to even light rain penetration.
- Tile roofs: Look for cracked, chipped, or missing tiles. Check that the underlayment beneath the tiles is intact along edges and at transitions.
- Flat membrane roofs: Inspect for bubbling, separation at seams, and cracking — particularly around drains, HVAC units, and penetrations.
- Roof drains and scuppers: Clear all drains and scuppers of debris before the season. A clogged drain on a flat roof can turn 2 inches of rain into structural collapse.
Window and Door Flashing
- Inspect all window and door perimeters for gaps, cracked caulk, or separating flashing — particularly on west and south-facing exposures that receive the most wind-driven rain during monsoon events
- In stucco homes, look for cracks at window corners — common stress fracture locations that allow water entry
- Recaulk any gaps with appropriate exterior caulk rated for Tucson's temperature range
Drainage and Grading
- Ensure ground grade slopes away from your foundation on all sides — not toward it
- Clear all downspout extensions and ensure they discharge water at least 4 feet from your foundation
- Identify any low spots in your yard where water pools and address with drainage improvements before the season
- Know where the arroyos and drainage channels are relative to your property — and whether you're in a mapped flood zone
HVAC System
- Schedule your annual AC tune-up in April or May — before monsoon season and the peak cooling period
- Ask your HVAC technician to flush the condensate drain line with bleach solution
- Confirm your secondary condensate pan is intact and its float switch is operational
- Check condensate drain line termination point — ensure it drains away from your foundation
Insurance Review
- Review your homeowners policy to understand exactly what monsoon damage is and isn't covered
- If you're near an arroyo, wash, or low-lying area, consider purchasing NFIP flood insurance — there is a 30-day waiting period, so do this in May or June
- Ask your agent about sewer/drain backup coverage if you don't already have it
- Document your home's current condition with photos or video for pre-loss documentation
