What Makes Stucco Water Damage Different
In a standard wood-frame home with drywall cladding, water intrusion is often visually detectable fairly quickly. Stucco works differently. Its dense, hard surface masks moisture intrusion, allowing water to become trapped inside the wall assembly — saturating wood framing, insulation, and sheathing for weeks or months before any visible sign appears.
By the time a Tucson homeowner notices a stucco water damage problem, mold is almost always already present inside the wall cavity.
How Water Gets Into Stucco Walls
Failed Window and Door Flashing
The most common entry point. The transition between a window frame and surrounding stucco requires precisely installed flashing that prevents wind-driven rain from entering. Over time — and particularly after Tucson's monsoon season wind events — flashing can crack, separate, or deteriorate. Water infiltrates through these gaps and runs down inside the wall cavity.
Stucco Cracks
Tucson's extreme temperature swings (40°F nights to 110°F days in summer) cause stucco surfaces to expand and contract, producing hairline cracks over time. Most are cosmetic — but cracks at structural transitions, corners, and joints can allow water infiltration during wind-driven monsoon rain events.

Thermal Imaging
Infrared cameras detect temperature differentials caused by moisture — even when stucco exterior and interior drywall surfaces appear completely normal. We scan all exterior walls to identify moisture anomalies.
Pin-Less Moisture Meters
Non-destructive moisture meters read moisture content through stucco surfaces to detect elevated moisture in the wall assembly without drilling or cutting.
Borescope Inspection
When moisture is detected, a small-diameter borescope camera allows us to see inside wall cavities through minimal access holes — confirming the presence and extent of water damage and mold before any demolition begins.
Targeted Access
Once we've mapped the affected area precisely, we create targeted access points to reach affected framing and sheathing. We do not remove more stucco or interior drywall than necessary. Every access point is documented with photo evidence for your insurance claim.
